The official governing documents for the Bridgehaven Community are the BCCA Articles of Incorporation, BCCA Bylaws, BCCA Covenants, and Architectural Committee Guidelines. These are general definitions, and the official documents are included:
ARTICLES OF INCORPORATION
These are filed with the State of Washington, and formally established BCCA as a non-profit corporation, a legally created entity, and define its fundamental structure, including its name, purpose, and authority to manage and maintain common areas. The Articles of Incorporation serve as the foundational governing document for the association, while the Bylaws detail its internal operations.
BYLAWS
These are the internal operating rules that govern BCCA’s structure and management, including details on meetings, elections, officer duties, membership, and how to make changes to the rules. These legally binding documents provide a framework for the association’s activities, ensuring consistency and compliance with relevant state and federal laws, and often serve as the secondary governing document after the Articles of Incorporation
COVENANTS
The covenants (CC&Rs) are legally binding documents, formally recorded with the state, that govern property use and maintain community standards to protect property values. They cover topics such as home maintenance, architectural styles, pet policies, parking restrictions, and noise limits. These rules apply to all property owners in the community and are enforced by the Board of Directors.
ARCHITECTURAL COMMITTEE GUIDELINES
The Architectural Committee provides guidance to changes to your property, including new home construction and other structures including fences, walls, sheds, etc. The checklist and guidelines are attached.
